Recording a mechanics lien in Alameda County

A mechanics lien is recorded with the county recorder for the county where the property is located. For property in Alameda County that is the Alameda County Clerk-Recorder. The deadlines themselves are statewide and short. Absent a recorded notice of completion or cessation, the window is 90 days after completion. Where a valid notice of completion or cessation has been recorded, the deadline becomes the earlier of those 90 days and the notice window — 60 days after the notice for a direct contractor, 30 days for every other claimant. Because it is the earlier of the two, a late-recorded notice does not extend anything. Enforcing a lien: which court

Recording starts a second clock. Civil Code section 8460 requires an action to enforce the lien within 90 days after recording, failing which the lien expires and becomes unenforceable.
